Fair Housing
(MA: RE19RC12/NH: E045) In 2013, a real estate agent was sued for over $61,000 for asking a simple question: “Where are you from?” This course provides an overview and history of the Fair Housing statute, which prohibits all types of discrimination in the selling, renting or leasing of housing accommodations, commercial space or land intended for use as such. Learn who the protected classes are, insurance coverage options, what you can and cannot say and how to avoid serious liability.

Property Management
(MA: RE42R04/NH: E860) The student will learn the seriousness of managing property, the liabilities and responsibilities. The difference between a special agent and a general agent, and who needs to be licensed to be a property manager. The different types of leases: net leases, gross, percentage, index, triple net, ground lease, etc., and who should do the sori & cori check. Also, fair housing issues, section 8 and how to spot a meth house, etc. This is a real eye opener for all agents whether you do property management or not.

Americans with Disabilities Act
(MA: RE21RC01/NH: E1354) Find out the rights of individuals with disabilities: who is protected, what property is covered, who is responsible to make the modifications, liabilities for not complying, and more. Learn the differences between State and Federal Laws, and discover how to avoid broker/agent liability as we dig deep into actual cases for real world application.
